Before You Call – What Helps Us Help You Faster
The more specific you can be when you call, the faster we can give you a useful answer. Here’s what’s helpful to have ready:
Where exactly is the mold? Basement, bathroom, bedroom wall, ceiling, closet – and whether it’s a single surface or spread across multiple areas.
How long has it been there? Noticed recently, been there for months, or is this a chronic recurring situation that keeps coming back after cleaning?
Is there a known moisture source? A leak that was repaired, an active drip, a flooding event, or no visible source at all (which is its own important data point).
Your building type and situation. Tenant in a rental, owner of a co-op, landlord with a tenant complaint, property manager responding to an HPD violation – these different situations have different processes and different people involved.
What Happens After You Call
The first call is a conversation, not a commitment. We’ll ask you to describe what you’re seeing, where it is, and what the building situation is. Based on that, we’ll tell you whether what you’re describing sounds like it warrants a professional assessment, what the assessment process looks like, and roughly what timeframe makes sense.
If it’s an emergency – active flooding, burst pipe, Category 3 water (sewage), or an HPD violation with a short cure window – we’ll prioritize accordingly.
We don’t quote prices over the phone based on descriptions or photos. The assessor’s job is to determine what’s actually there, and that requires being in the space with a moisture meter. What we can do on the phone is give you a realistic sense of the range based on what you’re describing, so you know whether you’re in the $1,500 category or the $12,000 category before anyone drives anywhere.
Service Area – We Serve Upper Manhattan Only
We work Inwood (ZIP 10034) and the immediately surrounding Upper Manhattan neighborhoods. A geographic note worth making explicitly: there is another “Inwood” in Nassau County on Long Island (ZIP 11096). We serve Inwood, Manhattan – between the Hudson River and the Harlem River, north of Washington Heights. If you are in Nassau County, we are not the right call and we’ll tell you that directly.
Inwood, Manhattan
ZIP 10034 – our primary service area. All of it, from Inwood Hill Park to the Dyckman corridor.
Washington Heights
The blocks directly south of Inwood. Same pre-war housing stock, same regulatory framework.
Marble Hill
Just across the Harlem River. Technically Bronx geography, Manhattan borough administration.
Dyckman & Fort Tryon
The Dyckman Street corridor and the Fort Tryon Park area, both within our regular working area.
For Tenants – A Note on the Process
If you’re a renter dealing with mold that your landlord isn’t addressing, calling us is useful for understanding the process – but the remediation cost in a building with three or more units is almost always the landlord’s legal responsibility under NYC Local Law 55, not yours. We can walk you through what documentation to gather, what the 311 complaint process looks like, and what an HPD inspection typically results in.
For NYCHA tenants at Dyckman Houses or other public housing: the pathway is different from standard 311, because HPD doesn’t directly inspect NYCHA units. An HP Action in Housing Court is typically required. NYC Legal Aid and tenant legal clinics can initiate this process at no cost to you. We’re familiar with this pathway and can explain it clearly on the phone.
For Landlords – HPD Violation Response
If you’ve received an HPD mold violation and need to meet a cure window, call immediately – cure windows for Class B violations are typically around 30 days, and for Class C violations significantly shorter. We know the documentation trail required for a Certification of Correction and can coordinate with an independently licensed assessor to move efficiently through the Article 32 process.
Hablamos Espanol
For the Dyckman corridor and Broadway area – where Spanish is a primary language for much of the community – we can conduct the full process in Spanish: the initial conversation, the scope explanation, the job walkthrough, and the documentation review. If you prefer to communicate in Spanish, just let us know at the start of the call.
